Phi Delt returns to campus after suspension in Jan. '05

Wagner added that they hired an interior designer and architect as well as spent $10,000 to clean the house before it was re-plastered and painted with new carpet throughout.

"We resurfaced the parking lot and special ordered a new thumb lock security system," he said. "The interior designer walked through originally and was disgusted. We asked her to design a house her junior high-aged kids would live in-safe and clean."

The house was re-financed in order to provide the funds for the renovation but Wagner said they were also backed up through alumni support.

"The fraternity has so many alums that have been successful and are willing to donate," he added. "We're starting a scholarship campaign for leader awards similar to the scholarships in Elliott Hall."

Because Phi Delta Theta was founded in a dormitory room in Elliott Hall, the fraternity sponsors two chapter members to live there on scholarship every year.

"We're still working on the requirements but we would like each room in the house to have a scholarship attached for students that meet a certain GPA and are student leaders on campus," he said.

Phi Delta Theta also voted to eliminate alcohol on the property and this will still be strictly enforced.

Like most people in the current chapter, Wagner feels the dry house policy will be an improvement on the attitudes of the fraternity and their new recruits.

"We want to make this house a home," he said. "We hired a cook to have family style meals for the brothers and we have the chance to start from almost a completely clean slate. I'm sure the boys will still drink, but they respect the property enough to not do it here. We selected the Phi Delts that are there now because we had a vision. They represent the fraternity that has been here since 1848 and the key is to keep the house and the environment one where everyone is comfortable."

According to Wagner, each fraternity member has a daily job that would take 5-10 minutes as a way of developing respect for their house and each other. The jobs can include anything except the bathroom and the kitchen-Cintas was hired to clean those weekly.
